"SAMBALATTE DIDN'T DISAPPEAR. WE JUST MOVED ACROSS THE STREET." The coffee house posted that on Instagram in September, a few weeks after leaving the Boca Park storefront it had held since 2010. The new spot is called Espresso Urbano by Sambalatte. It's a coffee bar inside PKWY Tavern at Tivoli Village, 450 S. Rampart Blvd., and it opens daily from 7 a.m. to 2 p.m.
It's a short trip across the street. It's also the clearest sign of a change that has been building on Rampart Boulevard all year. Boca Park's new tenants in 2026 are almost all places to eat or buy food. Tivoli Village's new tenants are mostly furniture and design showrooms, along with a restaurant and the coffee that crossed the street. The two centers at Summerlin's eastern edge have become better at different things, and this summer's moves show the split clearly.
Two Boca Park leases ended within a month
Wahoo's Fish Taco closed first. Its shop at 1000 S. Rampart Blvd., Suite 21, closed in late July after almost 15 years, and the chain's Instagram post said the lease had ended. On August 3, the Review-Journal reported that Sambalatte would close on August 27. The shop said it was "unable to reach an agreement on renewing our lease."
The reporting doesn't go further than that. Neither business gave a rent figure, a redevelopment plan or a landlord's name. As of October 1, no new tenant has been announced for either space. Two long-running tenants simply reached the end of their leases a few weeks apart. Founder Luiz Oliveira's goodbye note to customers mentioned friendships formed and children who grew up and went to college during Sambalatte's 16 years. That kind of history is why the September move to Tivoli got a follow-up story in the Review-Journal.
The two closures don't mean Boca Park is shrinking. Over the same months it was filling other spaces, with a narrower kind of tenant.
Boca Park's newcomers are places to eat
Boca Park's big news this year came in January. 99 Ranch Market opened on January 24 at 820 S. Rampart Blvd., in the old Haggen grocery building that had sat empty for years. Tawa Supermarket, which owns 99 Ranch, bought that building in summer 2021. Nevada Brew Works had already opened in another part of it in fall 2025, and the Review-Journal reported that a third section was still for rent as of January 12, 2026.
The openings after that were restaurants. Wagyu Factory, an all-you-can-eat wagyu restaurant, was announced in April for 740 S. Rampart Blvd., Suite 16. It soft-opened on Friday, May 8, according to the company's own post. Dancing Dumplings followed at 1000 S. Rampart Blvd., Suite 15, in the same building where Wahoo's had been. A July 29 report still listed it as coming later in the year. By August 31, a local blogger had visited and was calling it Summerlin's newest noodle and dumpling restaurant. Its website now lists daily hours and online ordering.

Every arrival in that table sells food or drink, in a building that was empty for years or a suite next to one that just emptied. Wagyu Factory's own Las Vegas page still says "Coming Soon," even though its May post reports the soft opening. Believe the May post.
Tivoli Village has been collecting showrooms
Across the street, Vestar has been signing a different kind of tenant. Its January 2026 announcement listed seven longtime furniture and home-design tenants: Restoration Hardware, The Shade Store, Hub Modern, Basner Fine Art, 7th Avenue, BauTeam Kitchen Tailors and Desert Valley Gallery. It added Design Within Reach, Saatva and Eichholtz, which brings the list to ten. Hub Modern and Basner Fine Art have been there since 2017. Design Within Reach opened in September 2025.
Eichholtz is the newest. The Dutch interiors brand soft-launched its first Las Vegas store on July 6 at 350 S. Rampart Blvd., Suite 160, and held its grand opening on July 27. The showroom is 4,552 square feet.
Vestar has put this focus in writing. In a July release, Angie Kory, the company's vice president of leasing, said:
"Tivoli Village has become a go-to destination for furniture, dining, and lifestyle retail in the Las Vegas area, and we remain focused on delivering a vibrant experience for both locals and visitors."
The showrooms now reach into the common areas too. Design Within Reach furnished The Piazza with Hay's Palissade café dining sets and Palissade Cord lounge chairs, and it placed Loll Designs Adirondack chairs around the property. The seats where shoppers wait for a table are pieces you can buy a few doors away.
Where the coffee and the new dinner spot landed
That focus explains where Sambalatte's move put the coffee. Espresso Urbano didn't take its own storefront. It runs as a coffee bar inside PKWY Tavern, pairing Espresso Urbano drinks with food from the tavern. The announcement points to ordering ahead and dedicated 15-minute pickup spots. A coffee bar that closes at 2 p.m. fits well inside a tavern built for later in the day.
Tivoli's new dinner option arrived in August. Yu by Sijie opened on August 7. It serves modern Chinese food and comes from the team behind Special Noodle. Vestar's release puts it near Stage by La Casa and Leone Café. In the evening there's also free valet from Cadillac Las Vegas, from 3 to 11 p.m. Tuesday through Thursday and from 3 p.m. to midnight Friday and Saturday.
So the two centers now offer different things. Boca Park has a large Asian grocery, a brewery, all-you-can-eat wagyu and a new dumpling counter, all within a few hundred feet. Tivoli has ten design tenants, a new Chinese restaurant, evening valet and the morning coffee bar that used to be across the street.
What's still unsettled on Rampart
The street isn't finished changing. Four things are worth watching this fall:
- Ainsley at Tivoli. The Calida Group plans a five-story, 300-unit apartment building on an 8.4-acre site between Tivoli Village and Angel Park Golf Club. In early July the Review-Journal reported that Calida had secured $40 million in EB-5 funding and that construction hadn't started. Vestar said work would start in late summer. No groundbreaking had been reported as of October 1.
- The former Wahoo's suite. Suite 21 at 1000 S. Rampart has no announced tenant.
- Sambalatte's old Boca Park space. It was vacated at the end of August, and no replacement has been reported.
- The rest of the Haggen building. As of January, part of 820 S. Rampart was still for rent next to 99 Ranch and Nevada Brew Works.
If the Ainsley building goes up as described, Tivoli's restaurants and showrooms will have about 300 new households next door. The Boca Park vacancies will show whether its run of food tenants continues with the next leases signed there.
