The intersection at your feet was, until recently, a place people walked across on the way somewhere else. That changed with the completion of 63 CityCenter, a four-story building that the developer describes as sitting on 250 feet of Las Vegas Boulevard frontage with direct connectivity to three pedestrian bridges and foot traffic from 30.1 million annual visitors.
Three tenants matter for a Veer resident's week.
Ocean Prime opened as the anchor. It is a $20 million flagship of the 17-location Cameron Mitchell restaurant, positioned on the Harmon and Las Vegas Boulevard corner. The interesting detail for the people upstairs is not the steak menu, it is the valet policy. Valet is complimentary for Las Vegas locals at the 63 CityCenter drop-off between Cosmopolitan and City Center. Show an ID, skip the resort-garage math.
Jason Aldean's Kitchen + Bar took the country-music slot on the ground floor. It is the kind of tenant that most residents will use twice a year for guests from out of town, which is exactly what a walkable ground floor needs.
ARTE MUSEUM is the sleeper. It is the first ARTE MUSEUM in the Western Hemisphere, from Korean design studio d'strict, and its footprint is a 30,000-square-foot immersive digital exhibit on the second floor at Suite 208. It runs Monday through Sunday, 10 a.m. to 10 p.m., with last admission at 9 p.m.. The two useful things for a resident: it takes ninety minutes, and it rotates programming. This spring the GARDEN zone was reskinned as an ARTE MUSEUM X BTS THE CITY ARIRANG collaboration from May 20 to June 17, 2026, with five new media art pieces. Programming that changes is programming that keeps coming back.
One block west, ARIA rewrote its dining floor
The most-discussed Strip opening of 2026 is not on the Boulevard. It is on ARIA's restaurant row, which for Veer residents is the covered walk you already take when it is 108 degrees.
Gymkhana is the London two-Michelin-star Indian restaurant that has been chased by MGM's development team since before the pandemic. Its lead executive told the trade press that the group would have opened pre-pandemic if the family had been comfortable coming to Vegas earlier. The Vegas kitchen was given signatures the London room does not run: a wagyu keema naan, a beef short rib pepper fry, and a Goan lobster curry created specifically for Las Vegas, alongside a bar program that includes a Delhi Dalgona and a clear Pina Col-Lassi. It is the first time Indian cuisine at this level has landed in a Strip resort, which is worth noting because it means the reservation pressure will hold through the year.
The room itself was renovated to feel closer to the London original. MGM lowered the ceilings that came with the inherited space; the result feels clubby and cocooned rather than cavernous. Translation: you can hear the person across the table.
The Bellagio side of the walk
Bellagio's fountain-side space now houses Carbone Riviera. It is a Carbone concept with a seafood-forward twist on the group's signature upscale Italian, positioned to catch the crowd that migrates north from Cosmopolitan on show nights. For a Veer resident this is a fifteen-minute door-to-door walk if you take the interior route through Crystals and up the Aria concourse.
The Cosmopolitan itself has its own late-2026 announcement. The Corner Store, the SoHo restaurant that opened in New York in September 2024 and has since become the reservation everyone chases, is taking over the former Blue Ribbon American Grill & Oyster Bar space, which closed permanently on February 16, 2026. It will be a menu of stylish American classics: creative martinis, luxe lobster rolls, five-cheese pizza rolls, wagyu French dip, and steaks. That is a walk-across-the-bridge dinner.
Monday nights finally got their locals rate
The most useful change of the summer is not a restaurant. It is a pricing decision.
Dive In Movies at the Cosmopolitan's Boulevard Pool returned on Monday, June 8, transforming the pool deck into an open-air cinema with a 65-foot digital marquee four stories above the Strip. What matters for the residents of the building next door is buried in the press release.
Las Vegas locals get complimentary self-parking. Validation is available at the Boulevard Pool podium or the casino security podium with valid ID.
Combined with $10 admission for locals with valid ID versus $15 for non-hotel guests, the calculus is straightforward. Monday night, ID out, walk across the bridge, sit down four stories up. Doors open at 6:30 p.m., films start at 8 p.m.
What the retail data says about the ground floor under your building
The Shops at Crystals is not new. Reading its 2026 financials as a Veer resident is.
Simon Property Group and Invesco just closed a $750 million CMBS refinancing on the mall that sits under your tower. The details reveal what the operators believe about the corner's future. The property is 90.3% leased to 49 tenants, with Louis Vuitton as the largest at 12.7% of net rentable area and investing about $50 million to expand its space by 14,000 square feet. Louis Vuitton is not spending eight-figure capex to relocate. They are doubling down on the address.
The sales numbers do the same work. Total property sales reached $702.5 million in each of the past two full years, 76% above 2019's pre-pandemic total of $400.4 million. That happened despite a softer Vegas visitor count. The ownership pulled roughly $190 million of equity out of the asset in the refinancing, which is not the behavior of a landlord planning to coast. Expect tenant renovations to keep the ground floor churning.
A resident's summer week, redrawn
Here is what the walkability actually buys you between Memorial Day and Labor Day.

- Friday. Carbone Riviera at Bellagio for the fountain-side seating. Walk through Crystals both ways.
- Saturday. Guests in town. Museum of Illusions on the ground floor of 63 CityCenter is the fastest way to entertain them without leaving the corner.
- Sunday. Coffee at home. The Louis Vuitton expansion is the errand you have been putting off.
None of that requires a car. Most of it did not exist in summer 2024.

The premise of high-rise ownership on the Strip has always been that the resort infrastructure is your extended amenity package. In 2024 that infrastructure was aging in place.
